I am going to describe a recent incident in as consolidated a way as I can.I inherited a tenant when closing on a Multifamily home in NJ. Mr. Scipio, my attorney, arrived to the closing extremely late after all the documents had been signed (he did let me know he would be late but was 30 minutes later than he said he would be after the title company followed up with a call). I’d expected Mr. Scipio to have all the transfer documentation ready for my inherited tenant, but when I asked him for the documentation, he not have it, and then proceeded to tell me that he did not know there was a tenant there and that he thought that the house was vacant.I was stunned to hear this, to say the least. The attorney who has processed my entire deal should be aware of this vital information. In addition to this oversight, I never received the significant security deposit that was supposed to be transferred to me from the previous owner, and he did not coordinate the removal of debris from the basement in my property (for context - the sellers legally have to the deliver the property swept clean with no debris or provide a concession to cover it). I am now left responsible for debris removal which is very costly as the items left behind are large, bulky, and need specialized handling. I have been following up consistently with very little communication from Mr. Scipio or his assistant, and am afraid that I will also be left responsible to return the costly security deposit to the tenant (Mr. Scipio did let me know that I wouldn’t be responsible - however, there was written documentation sent to the tenant that the security deposit was already transferred to me, which is untrue).There were several other instances throughout this process where I was unhappy with his performance, but I do not have time or energy to detail them. I’m very sorry to have to give a poor review to this lawyer, but I cannot recommend him and would not want anyone else to go through the experience I’ve had.
