4.0
Let me start with the good: my property taxes were appealed and I did get a reduction down to the value my house was appraised at. That’s about it, and I think other attorneys would be able to get me the same results based on the facts. Anytime I called the office, other than when I spoke to the other partner (Chad) I felt massively condescended to. In my mind, I hired this professional because this is not something I do on a regular basis and if that means I need to ask questions to understand the process, then those questions should be answered. The bigger issue though is that my town refunded the difference in my property taxes to the attorney on November 10, 2020. I was told by the front desk, I would receive my check before Christmas because of Covid and the holidays. I did not receive it until January 22nd. I did not follow up until after Christmas and every time I did, there was some excuse of either we didn’t mail the check yet, the address was smudged, etc. I don’t understand why they did not send it certified after so many mishaps. I’m sure if the refund check had instead gone to me and I didn’t pay the attorney for 3 months, they would have sent me to collections regardless of my excuse. I do not plan on ever using them again, the customer service was abysmal. - V Moro

Vespasiano Michael specializes in specific areas of legal practice, providing focused and expert assistance to clients. While many law firms offer a broad range of services, this practice zeroes in on a few key areas to provide deep expertise. The primary services offered are:

  • Property Tax Appeals: This is a core service, aimed at helping homeowners challenge their local property tax assessments. When you feel your property has been assessed at a value higher than its true market value, an attorney can guide you through the process of filing an appeal with the appropriate municipal or county board. This involves gathering evidence, such as comparable sales data and appraisals, to build a compelling case for a reduction in your property's assessed value. The attorney's role is to handle the legal filings, represent you in hearings, and navigate the complex procedural requirements to give you the best chance of a successful outcome.

  • Real Estate Tax Appeals: This service is closely related to property tax appeals and focuses specifically on the tax levied on real estate. An attorney can help analyze your property's assessment relative to similar properties in your neighborhood and determine if there are valid grounds for an appeal. This can be particularly important in times of shifting real estate markets or after new construction, when official assessments may not accurately reflect current values. The goal is to seek a fair and equitable assessment that aligns with the property's actual market value, potentially leading to a reduction in your annual tax liability.

These specialized services demonstrate a commitment to a particular area of law, which can be a significant advantage for clients seeking focused expertise rather than general legal advice. The firm’s dedication to these areas suggests they are well-versed in the specifics of New Jersey's property tax laws and the unique processes of local municipalities.

Beyond the legal services themselves, the firm and its office offer several features designed to improve the client experience. These highlights include:

  • Accessibility Features: The office is committed to accommodating all clients. The presence of a wheelchair-accessible parking lot means you don't have to worry about finding a spot and navigating a long walk to the entrance. The wheelchair-accessible restroom further ensures that the facilities are usable for everyone. These amenities reflect a professional and considerate approach to client service.

  • On-Site Amenities: The office also includes a restroom, a simple but essential amenity that contributes to a comfortable visit. This attention to basic needs is part of creating a welcoming environment for clients who may be visiting for the first time or for a longer consultation.

  • Appointment-Based Planning: The firm recommends that clients schedule appointments in advance. This is a common and professional practice that benefits both the attorney and the client. By recommending appointments, the firm ensures that they can allocate dedicated time to discuss your specific case without interruptions, providing you with their full attention and a more thorough consultation. This system helps to manage expectations and streamline the process, ensuring that your valuable time is respected and used efficiently.

These features, while seemingly small, contribute to a professional and client-friendly environment. They show that the practice is not just focused on the legal work but also on the overall experience of the people they serve.

For those in New Jersey who are interested in learning more or scheduling a consultation, the firm's contact information is as follows:

When considering legal representation for something as important as a property tax appeal, choosing the right attorney is a critical decision. This specialization means they are likely to be up-to-date on the latest changes in tax law and have experience with a range of scenarios, which can be a significant asset in building a strong case. Additionally, the practice is conveniently located in Chatham, making it an accessible and local option for residents in Morris County.
