333 East 66 Corporation Introduce
In the intricate world of New York City real estate, particularly within the cooperative market, the line between a legal entity and a residential building can sometimes be blurred. The 333 East 66 Corporation is a prime example of this unique structure. While it is classified as an attorney, its primary function appears to be as the corporate entity for the cooperative building located at 333 E 66th St. This dual identity means the corporation is a central point for legal and administrative matters related to the building's operations, a crucial role in the management and governance of a New York City co-op. For residents and prospective buyers, understanding this professional entity is key to navigating the complex landscape of cooperative living and real estate transactions in Manhattan.
The corporation’s purpose is to manage the legal and administrative affairs of the cooperative, which includes a wide range of responsibilities that require legal expertise. These responsibilities could involve handling legal disputes related to building operations, ensuring compliance with city and state regulations, and managing the intricate process of unit sales, sublets, and financing applications. The nature of a cooperative means that the corporation, through its board and management, acts as a gatekeeper for who can live in the building. This role requires careful attention to legal details and procedures, which is why the entity is recognized as an attorney. This unique professional structure is a testament to the specialized legal needs of New York City's real estate market, where every building has its own set of rules and a complex legal framework governing its operations.
The provided information, particularly the reviews, offers a nuanced look at the challenges and improvements within a cooperative board. Past negative reviews, while not directly related to a traditional law firm's client-attorney relationship, provide insight into the complexities of co-op management and the legal role the corporation plays. They highlight issues such as lengthy application processes and a lack of communication. However, a more recent positive review points to significant improvements, noting that the board has changed and things are "being handled much much better." This suggests that the legal and administrative function of the corporation is dynamic and responsive to the needs of the residents. This evolution is a crucial part of cooperative living, and it showcases the importance of the legal entity's role in ensuring a well-managed and harmonious residential environment.

★ 5★ 4★ 3★ 2★ 1Update: Ignore most recent positive reviews. They are simply trying to build equity and ensure someone else will want their terrible apartment as selling it is very difficult. Don’t be fooled! The pool is completely gone now too! Sad situation. There is an unscrupulous board and management company backing this building (Ellyn, Anneise, and Rudd Realty team). I had a close connection apply for a coop in this building, and the process took almost 6 months…only to be rejected with no explanation. For months, Rudd Realty and the board were consistently unavailable to interview due to “travel”. Finally, in month 5, there was an interview. Ellyn (president) proceeds to say we will get back to you tomorrow morning—by next morning, there is no update. A week goes by only for her to say she wants to interview AGAIN! She then proceeds to cancel the interview and give a flat rejection with no explanation. Interested in the pool and gym amenities? Don’t bother. They’ve been shut down for about half a year (probably longer at this point) due to a hazardous waste leak… Lobby renovation was supposed to be done before covid… it’s now 2022 and there is no update. Current sellers are dropping their prices because they want out, but the board will not allow them. Avoid this place at all costs.
May 19 · Diana CorzineSince these negative posts , the board has changed. The president has since passed away and was replaced. Things are being handled much much better. It is a great building and a very convenient location. Employees are very helpful and kind.
September 13 · Debra SabanosTerrible process from start to finish. The board was slow to respond to me after completing documents and forms that they requested in email or via the board-packager website. When I finally had my board interview after 5 months since my offer was accepted by the sellers, the board president Ellyn told me I would hear back regarding a decision the following day. As with everything else in the process, the response was delayed by over a week. When calling after 3 and 4 days, the transfer agent kept saying to wait for a decision from the board, as the board was away on vacation and could not make a decision. Why did they conduct an interview without the board present? Why was I lied to about when the decision would be returned? Finally, I hear back that the board is split on a decision and are requesting a second board interview, which my agent said she has never heard of in her 10+ year history. Then, the next day, I am called telling me my application was rejected with no reason provided. I can only conclude the very senior board is ageist, incompetent, or both. Truthfully, I was so relieved my application was rejected. By the end of dealing with these people, I had 0 desire to live there as their neighbors.Do yourself a favor and do not even think about purchasing here.
September 11 · Ian PaulI’ve lived in this building for 33 years and I’m still pleased with this building. Staff from top to bottom 5 star, always helpful and accommodating. Safe, friendly, environment with many amenities, roof top terrace, gym, parking, bike storage and doormen that go above and beyond without exception. Great place to live and I would recommend to anyone who looking for a great place to live as well as a sound investment.
June 28 · Bob SchulmanIf you’re thinking about living here, don’t.Went into contract with this place and can confirm it’s a nightmare and absolute waste of time and money as the board toys with you at their own pace. A lot of truth in the other reviews here.Horrible investment when you factor in liquidity risk.I’d be embarrassed to live here with the way it’s run. Absolutely classless the way they waste prospective buyers’ time and resources and try to cover things up.Find another place.
